Thread: First Time Buying a House...

    Thanks guys.

    I've been doing quite a bit of research. And we've been looking at houses.

    MVP, very good advice. I guess I got caught up with looking at what I could afford by stretching it, but being stretched out on a house I've always heard is not a good thing. Need to stay within your means. My financial agent also mentioned that it isn't a great idea to think of property as an investment.

    So we've zeroed down on a property that I would be happy to live in for 5 to 10 years, or maybe longer. It's in a growing area and around good schools. I asked the realtor after what she thought, and she said it could be a good rental property if we wanted. So it's within our budget, probably can be sold later for a profit, or turned into a rental. So we have flexibility which is probably what we want with this being our first place.

    The housing market here is almost caught up to itself. My stocks have had a 12% return over the last few years....... we all were doing well. I hope it keeps up.

    Offer made, offer accepted on a house. Me and my wife's first house. Inspection coming up.

    Like I mentioned. This has rental option in the future which makes me happy. But also cool place the wife loves and I do too. Has a large entertainment area overlooking our very small pool.

    It's a dream of mine to have a pool, and to have a place to have people over that overlooks the pool.

    Price per square foot is inline with other properties in the area. Good resale value.

    I hope the inspection goes well.

    I don't like tapping into the stock. But it needs to be done to hit the golden 20 percent down.

    You all should come over and watch a game.........

    I need to say, I'm not loaded. It was around the least expensive places that had a pool in the area we wanted. We checked previous sales in the area that had a pool that sold in that range, and there were only two in the last 90 days.

    I'm not stretched out.......

    Any of you guys know about pools????????? I'm excited........ the wife is happy........ the Sox just won the Toronto series....... WOOOOOO HOOOOO!!!

    If it already isn't one, convert the pool to a salt water system.
    The initial cost is a few hundred, but you'll save on chemicals in the long run.

    Wha what????? Convert to salt pool.......... huh????

    I've chosen the crazy idea over the good idea many times in my life........ things have changed in the last few years........ I have no idea if they have changed for good....... but ..... we'll see......

    someone should have slapped the 70's Camaro idea out of me........

    but....... I still want one.....

    It's not going to be ocean water salty. It's barely noticable.
    The salt is used with a conversion cell, installed in a filter line, to produce chlorine.

    If your pool is concrete or has a lot of metal fittings, stick with traditional chemicals.
    Salt doesn't play well with concrete or masonry mortar.

    Effin roof needs to be replaced. Moisture in the drywall needs to be fixed. The sacrifices I'm making to have a pool............

    anyone of you know how to build a deck????

    This. It depends on the level of risk you're willing to take, but it seems that for a few years now the consensus is housing is not the good investment it used to be, and you've got to put a lot into the maintenance of it, especially if you're renting it out. Landlord laws can be burdensome, and many areas are pro-tenant when it comes to disputes. Sounds like a pain in the ass.

    So are they lowering the price in recognition of all this work?

    A pool is a massive liability, not to mention costing you in taxes and maintenance. The only way I'd have one is if it was indoors, and even then I'd need to study the liability laws very carefully.

    They fixed all that stuff. But we found out the pool needed to be resurfaced after we bought the place. 10 grand later.........

    Yea, the pool is a liability and a money burn............. but there is nothing like getting drunk and crazy and having friends over in your pool. This summer was a huge party cause of the pool.......I've needed months off just to recover from the weekend craziness we had last summer......... cranking Iron Maiden right now....

    Don't ever buy a house...... rent............. My entire life I've lived in an apartment till now. Houses are a pain in the ass.... stress..... worry.....taxes....... insurance........

    If you are a grown up that wants responsibility and save money that is fine. Get a house........... otherwise......... DONT BUY A HOUSE...
