Another thing to consider is paint and body work.
If you can find a car with a solid body and decent paint (shouldn't be too difficult, you not living in the rust belt), you'll be ahead of the game.
Rebuilding a motor is easier for a backyard mechanic than painting and body work.
Both can be expensive to have done professionally.
